Flat with a potential of a 6.2% Yield

Afternoon everyone

Today I thought I would share with you a hassle free buy to let flat I found in Threipland Drive.

This second floor one bedroom flat has an open plan kitchen/reception room and benefits from an off road parking space!

Condition wise, it's pretty much ready to go.  It may benefit from a lick of paint here or there, in order to attract the best quality tenants.

Rental guide wise, I think you would be looking at a rental price of  between £600  and £625.   When you compare this with the asking price of £115,000, you would be looking at a yield of about 6.2%!

You can book a viewing now with Springbok properties.

Stunning detached Bungalow for sale

Afternoon all!

I came across this beautiful detached bungalow on Heath park Avenue and it's just a stones throw away from Roath Park and Heath Park!

I think this property is ideal for a spacious and homely retirement house, with it's picturesque  garden and charming character features.  What more could you want from having a relax in the garden to having a stroll around the lake before putting your feet up in front of the fire.

This property also benefits from 3 spacious bedrooms and a driveway big enough for at least 2 cars, ample amount of room for the family visiting at Christmas!

This property is currently on the market with Mansell's and is priced at £375,000, I would recommend getting a viewing in quick!

Fantastic project on Waun Y Groes Road

Afternoon Guys!
I can't believe I am sat here all ready opening my advent calendar for the 2nd of December- Where has 2015 gone ?!?

Whilst tucking into my chocolate  this morning I found a lovely spacious 3 bed property on Waun Y Groes Road. This property benefits from a  spacious garden and adjoining garage which I think with just  a little bit of tender loving care would be a great investment property.

The decor needs a little bit of modernising which will be well worth the investment as in an area like that I don't think you would ever have any trouble finding the right tenants.

The price tag for this property is £275,000 and as it has only come on the market today, I would get in quick and book a viewing with Mansell's!

Newly refurbished buy to Let on Caerphilly Road!

Afternoon everyone!
Hope you managed to bag some decent black Friday bargains today.

Whilst having a little look on Right move this morning (in between hunting down the best Christmas bargains online) I came across this  three bed property on Caerphilly Road. It's just come on the market today with Reliant Estate agency for £275,000.

This would be the ideal buy to let property, it's newly refurbished and it's in a perfect location to attract the right tenants. It's situated  in walking distance to the heath hospital and close to the major road links such as A48 and A470.

In my opinion the property could achieve a minimum rent of £900 a month which gives a potential yield of around 4% -something for you to have a think about over the weekend!

Forever Family Home on St Gowan Avenue

Good Afternoon all!

I came across this lovely 5 bed house which seems ideal for a forever family home situated near Heath Park and easy access to the M4.

It could perhaps need a little bit of modernisation so if you're looking for a project where you can make a house a home, this could be the one!

The house benefits from a large rear garden, big enough for those summer barbecues or that enormous trampoline the kids begged you to buy! For Mum and Dad you can relax in the large spar bath or perhaps enjoy a chilled glass of wine on the balcony.

Hatched estate agency have the property on for £365,000, you can check out more details here:

Semi detached house on St Anges Road

Afternoon everyone!

Looks like we're in for a bit of a chilly weekend ! Fingers crossed for no snow!

This semi detached  property on St Anges Road caught my eye this morning whilst having a browse on Zoopla. Not just because it's beautifully presented with an immaculate garden but the fact it has a forth bedroom with an en suite!

It has two large reception rooms both fitted with feature fireplaces and also a large kitchen/diner over looking the beautifully designed and low maintenance garden.
It also benefits from having it's own driveway and garage.

Whether you're interested in a hassle free buy to let or a new family home, you wouldn't need to do a lot of work to this property- if any, as it appears to be in a lovely condition.

Cardiff Residential Estates currently have the property on for £325,000 and they are holding block viewings on Saturday 28th November. If it were me I'd make sure I 'd get a slot booked to view pretty sharpish!

Heath Property Market – What has 2016 got instore for us?

I had an interesting chat with a Heath homeowner after he popped into our office for a coffee whilst his Wife was doing some Christmas shopping (that reminds me, I must start thinking about mine!). We got talking about the Heath property market and I thought other Heath homeowners and Heath landlords might be interested in what we discussed.

You see, property values didn’t stop dropping in Heath until February 2013, so after a strong run over the last 34 months, the ever upward drive of house price rises has started to turn with increases now at an almost standstill for the first time since the start of 2013. Now it could be said this easing of the housing market in Heath can be attributed partly to the time of year (last year property values in Heath stood still in November and even dropped by 0.1% in December), but it is obvious as with ourselves and other estate agents in Heath, we are wary about the direction of the market as a result of the not as strong demand and fewer house sales.

Interestingly, looking at the Land Registry data, 262 properties have changed hands and sold in Heath over the last 12 months, a drop from the preceding 12 months before that (2014), when 328 properties sold and 295 in the year before that (2013). The main indicators suggest that buyers will start to gain the upper hand. However, there are many homeowners who don’t need to sell and won’t bother unless it’s economically beneficial to do so, but most homeowners are homebuyers, so what they lose with one they gain with another.

For Heath landlords, things are looking good, especially for those looking to buy rental property with the changes in stamp duty in 2014 and earlier in 2015 the new rules regarding pensions, where you will be able to take money out of your pension pot to invest in property. However, at the same time, I would say don’t just buy any old property in Heath. First time landlords need to be cautious. The doubling of house prices every seven to ten years which has taken place since WW2 doesn’t seem to have been seen since the mid 2000’s. The property market is shifting with more properties being built and restrictions put on mortgage lending, the likelihood of the property market increasing at the same levels as the past are questionable.

If you’re looking for any advice on the heath property market, be it for sales or lettings, feel free to drop me an email or give me a call.

Three Bed Family Home in Heath

Good Afternoon all!

Let's hope this awful weather eases off soon so we can enjoy the Christmas festivities in Cardiff.

Today I've seen this beautifully presented 3 bed Terraced house located near the Heath Hospital. This perfect family home benefits from a spacious lounge with an open wood burning fire, perfect for cosy nights in front of the fire, especially on these cold winter nights! The garden also has views overlooking the Cardiff allotments, ideal for those who love a bit of gardening.

Peter Alan have the property on for £274,950.  I this would  be a lovely family home or alternatively a ready to go buy to let investment! I recommend a viewing sooner rather than later as it won't be long till it's snapped up.

3 bed property on Caerphilly Road Heath

Afternoon all.
Hope everyone isn't having too much bad luck on this wet and stormy Friday the 13th!

Today I found a lovely townhouse on Caerphilly Road that I thought some of you investors might be interested in. This three storey property has three bedrooms and a spacious open plan kitchen/diner and further benefiting from a garage.

It's just come on with our friends over at Morgans for £229,950.

It's got great rental potential and in fact we have recently let a very similar property on the same road that let in the first week of viewing! How good does that sound? You should be able to achieve around £1000pcm, which will give you a yield of 5.2%.

Take a look a the rest of the photos on the link below.

Three bed on Caerphilly Road, Heath

A solid three bedroom house has been listed for sale overnight, which I think would make a suitable investment property...

It’s on Caerphilly Road, Heath, a location popular with tenant as there are lots of shops and amenities on hand.

It is being offered for sale with Peter Alan, with no chain, the photographs show it to be presented well so it doesn’t look like much money (if any) will need to be spent on it. so if we work on the asking price of £239,950 - which I think is a fair price for this type of house, then consider the potential rent being around £950.00 pcm, you should be expecting a return of 4.7%!

Townhouse on Heol Dewi Sant, Heath

Good Morning everyone - it looks like the rain is set to stay around for today!

While I was browsing through Zoopla this morning I spotted this town house on Heol Dewi Sant. While at a first glance it looks like any other townhouse on the St James Mews development, a look through the photos revealed a cabin in the garden that the current vendors have set up as a gym/spa - very nice!

It has just come on the market with Peter Alan at offers in the region of £240,000. It has had had the garage converted so offers four bedrooms.

This could either be a great family home or a good buy to let. It is located close to UHW so will attract a lot of the hospital staff looking for a nice professional rent. I think you would be looking to achieve a rental of around £1000pcm which will give you a yield of 5% which is not to be sniffed at!

Flat in Heathwood Court with a potential 5.4% yield

Morning All!

This well presented flat caught my eye this morning. It's a two bedroom first floor in the popular Heathwood Court. From the photos it all looks in pretty good condition so you shouldn't need to do much to  it all, if anything, to get it ready for new tenants. But this is not the reason it caught my eye..... it also comes with a single garage and parking space which will make it even more attractive to potential tenants.

It is on the market for £149,950 and similar 2 beds in the area are being letting for around £675pcm, so with a yield of 5.4% that's not bad at all.

Beaut of a Buy to Let on Manor Street, Heath

Good morning everyone it's a bit of a dreary day and it looks as though the rain is set to stay for today! So why not check out this little beaut of a buy to let deal to brighten your day…

It’s situated in the popular location on Manor Street which is just a stone's throw away from Heath Hospital and all the local shops and amenities on Whitchurch Rd.

It appears to be in great condition with no work required and ready for tenants to move in straight away! If your are looking for a hassle free buy to let then this could be exactly what you are looking for.

Three bedroom houses in the area are currently letting for around the £900.00 pcm mark (and flying out the door), which if you compare against the asking price of £229,950 that Mansell's are advertising it for,  could produce you an annual return of 4.6% which is not bad!

Project on King George V Drive

Are you looking for a challenge… well this refurbishment project could be for you.

Now when I say a project, this isn’t just a simple redec and replacement carpets, it’s a full refurbishment - new kitchen, bathroom, flooring, full redecoration and more…. In fairness it does say that the majority of windows are UPVC double glazes which is a start… and there is scope for an extension too, subject to the relevant consents.

It’s for sale with Crofts Davies & Co for £315,000 and I would say to put aside a minimum of £15K to allow for the works necessary (this wouldn’t cover the cost of an extension though), and of course you could put some hours in yourself to keep costs down!

Although this is a pretty large project, and will not suit everyone the potential on this property could be worth it for someone who likes a challenge!

Two bedroom on Tyn-Y-Parc Road

Morning All!

I hope everyone had a good weekend and your Monday morning is going well.

This two bedroom bungalow caught my eye this morning. It has just come onto the market with Morgan Lloyd Williams with an asking price of £320,000. This seems a little top heavy as it looks like it needs a fair bit of internal redecoration needed in some of the rooms. However it does boast a lovely modern kitchen with conservatory attached.

There are no internal photos of the bathroom so I would be curious to see whether this would need any work so this can be budgeted. Its definitely worth a look as the location is fab!

Is The Heath a £167million Mortgage ticking Time-bomb?

I was having an interesting chat with some homeowners who live in one of those lovely bay fronted semis in The Saint’s area of Heath, between Rhydhelig Avenue and Heathwood Road. They wanted to know my thoughts on the current state of the Heath property market.

With the Conservatives winning the General Election in May, this did release some pent up demand as people were holding back due to the political uncertainty of a potential hung parliament. However, with the result that ensued, confidence has returned and the signs are good in the City as a whole, as the underlying picture is likely to be one of decent yet modest recovery. This will be supported by favourable conditions in the South Wales economy, though it will be limited by a reduction in the number of properties coming up for sale, the new mortgage lending rules introduced just over a year ago and affordability pressures.

... and it was the mortgage lending that particularly interested them as he worked in finance. They had read a report in the newspapers that according to the Council of Mortgage Lenders, the level of mortgage lending had soared to a seven year high in the UK and they were worried that people were mortgaging themselves to levels that they wouldn’t be able sustain when interest rates rose. I was able to tell them that if you added up everyone’s mortgage in Heath, it would total £167.4m (£167,461,000 to be exact). That is a huge amount of mortgage debt until you realise it is a drop in the ocean when compared to the total value of all the properties in Heath.

The total combined value of all the
Properties in Heath is £1,272,709,368  (ie £1.27billion)

Therefore, in Heath, the level of mortgages as a whole is not an issue, as the level of mortgages only represents 13.1% of the total value.

Looking at the current situation regarding the saleability of Heath properties, 127 of the 230 properties for sale have a buyer and are sold subject to contract. However, delve deeper and of the 51 properties that have come on the market in the last 28 days (at the time of writing), only 8 have sold. The mix of properties sold were three semis ranging in price between £270k and £365k, four terraced houses ranging in price between £180k and £235k and a retirement apartment on the edge of Heath for £50k. It just shows you have to be realistic when it comes to pricing, especially if you want a reasonably quick sale.

Calling all Investors!

Morning All!

Hope you are all enjoying this crisp autumn morning.

An investors out there should get in touch with CPS homes who have just brought to the market this very interesting investment opportunity on North Road.
It is a  terrace property that has been divided up into two self contained flats - there aren't many photos at the moment but according to the description one of the flats does require some decorative work.
I think if you could get this for around the £200,000 mark (and even if you had to spend around £10,000 getting the flats ready for the rental market) these flats should be achieving around £675pcm so with a potential yield a 7.7% that's not bad at all!!

Ready made Investment in Pheonix Way

This property caught my eye whilst having a look through Rightmove today, as a potential property for buy to let...

It’s a 2 bedroom flat in an ideal location that is always popular with renters. There are no internal photos at the moment so it is difficult to tell whether you would need to spend any money to get it ready for the rental market but it may well be worth a viewing.

Hern and Crabtree have got this on the market for offers in the region of £148,000 and you would be looking at a rental price of around £675.00 pcm, so has the potential to gross you a pretty nice yield around the 5.5% mark!

This is the link for more info…

Project on Heath Park Avenue

Anyone looking for a project to sink their teeth into needs to arrange a viewing of this 3 bed on Heath Park Avenue!
It has come on the market with Morgans for £299,950 and yes, it needs some modernisation and refurbishment but I think there could be a deal to be done!
With it's 3 double bedrooms, 2 reception rooms and double garage this would make a fab family home.

Check out the details here:
