It’s on Caerphilly Road, Heath, a location popular with tenant as there are lots of shops and amenities on hand.

It is being offered for sale with Peter Alan, with no chain, the photographs show it to be presented well so it doesn’t look like much money (if any) will need to be spent on it. so if we work on the asking price of £239,950 - which I think is a fair price for this type of house, then consider the potential rent being around £950.00 pcm, you should be expecting a return of 4.7%!

Good Morning everyone - it looks like the rain is set to stay around for today!

While I was browsing through Zoopla this morning I spotted this town house on Heol Dewi Sant. While at a first glance it looks like any other townhouse on the St James Mews development, a look through the photos revealed a cabin in the garden that the current vendors have set up as a gym/spa - very nice!

It has just come on the market with Peter Alan at offers in the region of £240,000. It has had had the garage converted so offers four bedrooms.

This could either be a great family home or a good buy to let. It is located close to UHW so will attract a lot of the hospital staff looking for a nice professional rent. I think you would be looking to achieve a rental of around £1000pcm which will give you a yield of 5% which is not to be sniffed at!

Project on King George V Drive

Are you looking for a challenge… well this refurbishment project could be for you.

Now when I say a project, this isn’t just a simple redec and replacement carpets, it’s a full refurbishment - new kitchen, bathroom, flooring, full redecoration and more…. In fairness it does say that the majority of windows are UPVC double glazes which is a start… and there is scope for an extension too, subject to the relevant consents.

It’s for sale with Crofts Davies & Co for £315,000 and I would say to put aside a minimum of £15K to allow for the works necessary (this wouldn’t cover the cost of an extension though), and of course you could put some hours in yourself to keep costs down!

Two bedroom on Tyn-Y-Parc Road

Morning All! 

I hope everyone had a good weekend and your Monday morning is going well.

This two bedroom bungalow caught my eye this morning. It has just come onto the market with Morgan Lloyd Williams with an asking price of £320,000. This seems a little top heavy as it looks like it needs a fair bit of internal redecoration needed in some of the rooms. However it does boast a lovely modern kitchen with conservatory attached.

There are no internal photos of the bathroom so I would be curious to see whether this would need any work so this can be budgeted. Its definitely worth a look as the location is fab!

Is The Heath a £167million Mortgage ticking Time-bomb?

I was having an interesting chat with some homeowners who live in one of those lovely bay fronted semis in The Saint’s area of Heath, between Rhydhelig Avenue and Heathwood Road. They wanted to know my thoughts on the current state of the Heath property market.

With the Conservatives winning the General Election in May, this did release some pent up demand as people were holding back due to the political uncertainty of a potential hung parliament. However, with the result that ensued, confidence has returned and the signs are good in the City as a whole, as the underlying picture is likely to be one of decent yet modest recovery. This will be supported by favourable conditions in the South Wales economy, though it will be limited by a reduction in the number of properties coming up for sale, the new mortgage lending rules introduced just over a year ago and affordability pressures.

... and it was the mortgage lending that particularly interested them as he worked in finance. They had read a report in the newspapers that according to the Council of Mortgage Lenders, the level of mortgage lending had soared to a seven year high in the UK and they were worried that people were mortgaging themselves to levels that they wouldn’t be able sustain when interest rates rose. I was able to tell them that if you added up everyone’s mortgage in Heath, it would total £167.4m (£167,461,000 to be exact). That is a huge amount of mortgage debt until you realise it is a drop in the ocean when compared to the total value of all the properties in Heath.

The total combined value of all the
Properties in Heath is £1,272,709,368  (ie £1.27billion)

Therefore, in Heath, the level of mortgages as a whole is not an issue, as the level of mortgages only represents 13.1% of the total value.


Looking at the current situation regarding the saleability of Heath properties, 127 of the 230 properties for sale have a buyer and are sold subject to contract. However, delve deeper and of the 51 properties that have come on the market in the last 28 days (at the time of writing), only 8 have sold. The mix of properties sold were three semis ranging in price between £270k and £365k, four terraced houses ranging in price between £180k and £235k and a retirement apartment on the edge of Heath for £50k. It just shows you have to be realistic when it comes to pricing, especially if you want a reasonably quick sale.

The Heath Property market outperforms Cardiff’s by 29%....


The subject of Heath and its popularity was brought up in conversation by a couple of solicitors I met at a recent networking event in Cardiff last week.  I said Heath (and the immediate surround neighbouring areas) has property for everyone. At the top end of the market, are those lovely bay front semi detached houses in the ‘Saints area’, next, for those that might find those 1920’s semis out of their budget and on our door step, we have the plain looking (yet decently built and good sized) Roath Park 1960’s/70’s development of semis through to Victorian terraced houses and the odd modern apartment block.

 
Over the last month 1,127 properties have been put on to the market in Cardiff (excluding Heath). Of those 1,127 properties, 218 have found buyers – so just under 1 in 5 houses are sold subject to contract - an impressive 19.34%. Yes, very impressive, until you look at Heath. Of the 52 properties that have come on to the market 13 of those 52 have found a buyer – meaning one in four sellers have sold subject to contract. That means the Heath property market has performed nearly a third better than Cardiff, as 29.2% proportionally more sellers have sold than the rest of Cardiff.

In the coming months, we will discuss the property prices in Heath in greater detail, but to give you a sneak preview, average property values in Heath have risen 163.21% since 1995 – impressive don’t you think!
