The subject of Heath and its popularity was brought up in
conversation by a couple of solicitors I met at a recent networking event in Cardiff
last week. I said Heath (and the
immediate surround neighbouring areas) has property for everyone. At the top
end of the market, are those lovely bay front semi detached houses in the
‘Saints area’, next, for those that might find those 1920’s semis out of their
budget and on our door step, we have the plain looking (yet decently built and
good sized) Roath Park 1960’s/70’s development of semis through to Victorian
terraced houses and the odd modern apartment block.
Over the last month 1,127 properties have been put on to the
market in Cardiff (excluding Heath). Of those 1,127 properties, 218 have found
buyers – so just under 1 in 5 houses are sold subject to contract - an
impressive 19.34%. Yes, very impressive, until you look at Heath. Of the 52
properties that have come on to the market 13 of those 52 have found a buyer –
meaning one in four sellers have sold subject to contract. That means the Heath
property market has performed nearly a third better than Cardiff, as 29.2%
proportionally more sellers have sold than the rest of Cardiff.
In the coming months, we will discuss the property prices in Heath
in greater detail, but to give you a sneak preview, average property values in Heath
have risen 163.21% since 1995 – impressive don’t you think!
