Afternoon Everyone. 
As I have finished and wrapped all my Christmas presents early this year I thought I would have a browse through Rightmove at some new properties in the Heath area. 

I found this three bed Terraced house on Manor Street and if you're looking for an investment project this could be the one for you!

The property looks like it's in a good condition but I think it could do with a little bit of work, perhaps a fresh lick of paint and maybe some revamping in the bathroom and reception rooms. 

Location wise, I don't think it will be hard to find tenants, its close to the shops and schools on Whitchurch Road and also within walking distance to the Heath hospital, which should ensure that you attract a variety of potential tenants!

At the moment the property is on with Kevin Francis and is advertised for £215,000, which if you were to let it out to a family or a thriving student market you should see a return of over 4% .

The 2015 Annual Heath Property Market Report

Those of you who read the Heath Property Blog will know I am not the sort of person who pulls punches nor someone who ever fails to give a forthright and straight talking opinion – so here are my thoughts for the 4,164 Heath homeowners and landlords.

According to the Halifax, property values in Heath have risen by 4.65%, not bad when you consider the Cardiff average (as a whole) is only 2.8%. When one considers inflation is currently running at -0.1% (ie consumer/ retail prices are dropping) and average salary growth is only around 2.5% pa, this is bad news for first time buyers as property affordability continues to decrease.


For the 632 Heath landlords there are some concerns that the higher stamp duty taxes, announced by George Osborne a few weeks ago in the Autumn Statement for buy to let landlords, will effect first time buyer affordability and that the possibility of UK interest rate rises in 2016 will really dampen the buy to let property market. I believe the real issue in the Heath property market is the shortage of property to buy, as people either worry there will be no suitable house to move to, or cannot afford to upgrade.

 Let us look at the shortage of properties for sale. Back in May 2011, on average 179 properties were for sale at any one time in the Heath. By 2012 it had dropped to an average of 139 and in 2013 it had slipped to 117. In the Spring of 2015 that figure was always in the late 70’s, but has since drifted downwards to today’s figure of 68. On the face of it this means there is less choice for Heath buyers but it also means, with a restricted supply of properties for sale, property prices are being kept high for Heath house sellers.

Everything isn’t all doom and gloom though ... again back in May 2011 the average property in Heath took 92 days to find a buyer. Latest figures state it currently takes 87 days to find a buyer (a drop of 5%). However, when you delve even deeper, the best performing type of property today in Heath is the 3 bed, which only takes 59 days to find a buyer (on average) compared to the 5 bed, which takes 111 days. It just goes to show, even though the average has dropped since 2011, how varied that change has been!

So, back to the question everyone is asking .... What will happen to property values in Heath in 2016?  

Heath has always been attractive to the homebuyers of Cardiff and seems to attract a certain type of person. It might not surprise you to find out that Heath has one of the highest proportion of people educated to degree level and above (3,074 of the 10,249 Heath residents have a degree or above) ... an impressive 29.99% compared to the Cardiff average of 23.9% and Welsh average of 14.1%. With such high demand from educated people (who often have better jobs and can afford better houses), I am going to suggest property values will rise by between 3.5% and 5.2% in 2016 in Heath ... nothing out of the ordinary but always better than Cardiff as a whole and unless something cataclysmic happens in the world, 2016 will be similar to 2015!

Heath Property Market – What has 2016 got instore for us?

I had an interesting chat with a Heath homeowner after he popped into our office for a coffee whilst his Wife was doing some Christmas shopping (that reminds me, I must start thinking about mine!). We got talking about the Heath property market and I thought other Heath homeowners and Heath landlords might be interested in what we discussed.

You see, property values didn’t stop dropping in Heath until February 2013, so after a strong run over the last 34 months, the ever upward drive of house price rises has started to turn with increases now at an almost standstill for the first time since the start of 2013. Now it could be said this easing of the housing market in Heath can be attributed partly to the time of year (last year property values in Heath stood still in November and even dropped by 0.1% in December), but it is obvious as with ourselves and other estate agents in Heath, we are wary about the direction of the market as a result of the not as strong demand and fewer house sales.


Interestingly, looking at the Land Registry data, 262 properties have changed hands and sold in Heath over the last 12 months, a drop from the preceding 12 months before that (2014), when 328 properties sold and 295 in the year before that (2013). The main indicators suggest that buyers will start to gain the upper hand. However, there are many homeowners who don’t need to sell and won’t bother unless it’s economically beneficial to do so, but most homeowners are homebuyers, so what they lose with one they gain with another.

For Heath landlords, things are looking good, especially for those looking to buy rental property with the changes in stamp duty in 2014 and earlier in 2015 the new rules regarding pensions, where you will be able to take money out of your pension pot to invest in property. However, at the same time, I would say don’t just buy any old property in Heath. First time landlords need to be cautious. The doubling of house prices every seven to ten years which has taken place since WW2 doesn’t seem to have been seen since the mid 2000’s. The property market is shifting with more properties being built and restrictions put on mortgage lending, the likelihood of the property market increasing at the same levels as the past are questionable.

Good Morning everyone - it looks like the rain is set to stay around for today!

While I was browsing through Zoopla this morning I spotted this town house on Heol Dewi Sant.
